About Us
bridging.fund is a trading name of Funding Developers Ltd (Company No. 09221311), a specialist intermediary arranging unregulated commercial bridging finance across the UK.
We are not a lender. We act as a broker, sourcing and structuring short-term finance on your behalf from our extensive panel of lenders. We specialise exclusively in unregulated commercial bridging -- loans secured against investment property, commercial assets, land, and development projects.
We are not regulated by the Financial Conduct Authority (FCA). The finance we arrange does not fall within the scope of FCA regulation, and the protections available under the Financial Services and Markets Act 2000 do not apply.
Our Service
We assess your requirements, structure your deal to present it in its strongest form, and introduce it to appropriate lenders from our panel. We manage the process from initial enquiry through to completion, coordinating with solicitors, valuers, and the lender on your behalf.
We act on your behalf throughout the transaction, but we are not providing financial advice. We do not recommend specific financial products -- we present the most appropriate options based on your requirements and circumstances, and the decision to proceed is always yours.
Our Fees
Our broker fee is confirmed in writing before you proceed with any transaction. We do not charge upfront fees and we do not charge application fees. Our fee is payable on completion only -- if your deal does not complete, you owe us nothing.
The lender may also charge arrangement fees, exit fees, legal costs, and valuation fees. These are separate from our fee and will be detailed in the formal offer from the lender. We will ensure you have full visibility of all costs before you commit to any deal.
Your Obligations
To enable us to arrange finance on your behalf, you agree to:
- Provide accurate and complete information about your circumstances, the property, and the proposed transaction
- Inform us promptly of any material changes to your circumstances or the deal
- Respond to requests for information and documentation in a timely manner
- Not approach directly any lender that we have introduced to you without our involvement
Providing inaccurate or misleading information may result in a lender withdrawing their offer and could have legal consequences.
Lender Introductions
We introduce you to lenders from our panel based on your specific requirements. Once we have introduced you to a lender, any subsequent direct approach to that lender -- whether for the same transaction or a different one -- within 12 months of our introduction is considered our introduction and our fee remains payable.
This is standard market practice and reflects the work involved in identifying, approaching, and negotiating with lenders on your behalf.
Conflicts of Interest
We may receive commission or procuration fees from lenders in addition to the fee we charge you. Where this is the case, we will disclose this to you.
We will always act in your best interest and present the most appropriate options available. If a conflict of interest arises that we cannot manage fairly, we will inform you and, if necessary, decline to act.
Complaints
We take all complaints seriously and aim to resolve them fairly and promptly. If you are unhappy with any aspect of our service, please contact us at hello@bridging.fund.
We will acknowledge your complaint within 5 working days and provide a full written response within 8 weeks.
As we are not regulated by the FCA, the Financial Ombudsman Service is not available to you. However, we are committed to resolving complaints fairly and will work with you to reach a satisfactory outcome.
Data Protection
We handle your personal data in accordance with UK GDPR and our Privacy Policy. We only collect information that is necessary to arrange finance on your behalf, and we do not share your data with third parties other than the lenders, solicitors, and valuers involved in your transaction.
Limitation of Liability
While we will always act professionally and in your best interest, we are not liable for:
- Decisions made by lenders, including the refusal or withdrawal of an offer
- Delays caused by third parties, including solicitors, valuers, or other professionals
- Changes in market conditions, interest rates, or lending criteria
- Any loss arising from inaccurate information provided by you
Our total liability in connection with any transaction is limited to the fees paid to us for that transaction.

You may not reproduce, redistribute, or adapt this content for commercial purposes without written permission. Termination
We may decline to act for any client at our discretion. Either party may terminate the engagement in writing at any time before completion. Any fees already earned — for example, work already completed in presenting your deal to a lender who has issued terms — remain payable. Fees are never earned on enquiries that do not result in a lender issuing terms.
Governing Law
These terms are governed by the laws of England and Wales. Any disputes arising from or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
