The Challenge

An investor's estate agent called on a Tuesday morning with a tip-off. A 3-bed Victorian terrace in a popular Salford street had just come to market as a probate sale at £350k — around 20% below its market value of approximately £440k. The executor wanted a quick, clean sale and had set a deadline of Friday that week. Two other buyers were interested but both needed mortgage approvals that would take weeks. The investor had £100k available immediately for the deposit and needed £250k bridging to complete. They knew that if they could complete before Friday, the property was theirs.

The Complexity

Completing a property purchase in 48 hours is extraordinarily rare. The lender needs to instruct a valuation, complete legal due diligence, verify the borrower's identity and source of funds, and transfer the money — all within two working days. Most bridging lenders quote 7-14 days as their fastest turnaround. The probate nature of the sale also added a layer — the executor's solicitor needed to confirm they had the legal authority to sell, and the title needed checking for any restrictions.

How We Structured It

We contacted a lender from our panel who we knew could move at this pace — a private fund with an in-house legal team and the ability to instruct desktop valuations within hours. We sent a full deal pack by Tuesday lunchtime: the investor's ID, proof of funds for the £100k deposit, the estate agent's particulars, comparable evidence from the same street, and the investor's track record of 6 previous BTL purchases. The lender issued terms by 3pm that day. Their solicitor made contact with the executor's solicitor that afternoon and confirmed the title was clean. The desktop valuation came back at £439k on Wednesday morning — confirming the deal was excellent value and the £250k facility sat at a comfortable 60% LTV. Funds were transferred on Wednesday afternoon — a full two days before the executor's deadline.
